East Brunswick is a township, not a borough — 22 square miles with no single downtown, historically organized around the Route 18 commercial spine. That's exactly what the current redevelopment is designed to change: the corridor plan adds a walkable town-center district with public spaces, for-sale townhomes, and a hotel/conference component, with Phase One opening in 2026.
The township's median sale price is running near $635,000 over the trailing twelve months — up roughly 4% year over year — which puts East Brunswick at a meaningful premium to the Middlesex County single-family figure of about $575,000.* That premium is the school district, priced in.
