Somerset County is one of the strongest NYC-adjacent real estate markets in New Jersey in 2026. It's also one of the most misunderstood, because the commute math isn't uniform — and Zillow's town pages won't tell you that.

Five Somerset County towns regularly land on the short list for NYC families pricing their move to central New Jersey. Each one works — but for a different buyer, at a different price point, on a different commute. What ties them together isn't geography. It's that all five sit inside the band of towns where the NYC math still works in 2026, once you know which rail line serves them and which tradeoffs come with that line. The single most important fact about Somerset County for an NYC commuter is something Zillow's town pages will not mention: these five towns sit on three fundamentally different rail arrangements, and the commute experience varies dramatically depending on which one serves the town.

Tier 1 — Gladstone Branch (one-seat to Penn Station). Bernardsville and surrounding Far Hills, Peapack-Gladstone, and Bernards Township stations are on the NJ Transit Gladstone Branch, which provides direct one-seat rides to New York Penn Station with no transfers. This is the premium commuter tier — roughly 60 to 75 minutes door-to-station depending on departure, operated as part of the Morris & Essex line system. For buyers whose work lives are anchored in Midtown Manhattan, this is the tier that unambiguously works.

Tier 2 — Raritan Valley Line (peak-hour Newark transfer required). Bridgewater and Somerville sit on the NJ Transit Raritan Valley Line, which operates differently from most other NJ Transit commuter lines. During peak morning and evening rush hours, RVL trains currently terminate at Newark Penn Station, requiring riders to transfer to a separate train to reach New York Penn Station.
