It also carries the most misleading published numbers of any section here, and for a reason nobody mentions: the inventory around that station is mostly condominiums.
Iselin has the township's best commute and its most confusing data. Trains reach New York Penn Station in just over half an hour — listings near the station commonly quote 35 to 40 minutes — and Newark Liberty International is roughly a 25-minute drive.

Metropark's status as one of the busiest in the state is exactly why commuter parking there carries heavy demand — and buyers across this corridor routinely pay a premium for proximity to it without first establishing what parking actually requires.
Confirm the current permit, waiting list and daily-parking position before you buy on the strength of that drive — and if the property is genuinely within walking distance, walk it once, at your real departure hour, with whatever you actually carry. Listings near the station quote 0.9 miles as walkable. Decide for yourself whether it is. And the station area is getting denser. A 355-unit residential community already stands there, a Planning Board proposal for two further apartment buildings has been filed, and the Governor and NJ Transit have unveiled a plan for high-rise apartment and office buildings at Metropark. Very few Woodbridge sections have a commercial district that draws people from outside the township. Iselin does. The business district centred on Oak Tree Road and Green Street is described as a thriving retail destination — restaurants, grocers, jewellery shops and specialty retail, with named dining including Saravanaa Bhavan, Deccan Spice and Tabaq, drawing custom from well beyond Iselin itself.
Most suburban retail serves the people who already live there. A destination corridor brings outside spending in — which supports independent businesses, sustains commercial rents, and keeps storefronts occupied through cycles that empty out ordinary strip retail. In a township where several sections have no retail core of their own, that is a genuine structural advantage.
It carries the ordinary trade-off of any busy commercial street: traffic and parking pressure on the residential blocks feeding it. Which is worth testing on a Saturday evening rather than a Tuesday morning — the corridor is at its busiest exactly when you would be home. Walk the block your house sits on at peak, not off-peak.
The Township has invested in the street. In 2006 the Oak Tree Road commercial district underwent street renovations — the same programme applied to New Brunswick Avenue in Fords and Hopelawn and Inman Avenue in Colonia, described by the Township as emphasising their importance to its business future.
And the practical point for a buyer comparing sections. Colonia trades near $647,000 with no station, no downtown and no walkable retail. Iselin has the busiest station in the state outside the terminals, a destination retail corridor, and two malls within ten minutes — at a lower number. A widely published median listing price for the Metropark area sits near $385,000. That figure is real, and it describes a market most Iselin buyers are not shopping in.

Condominiums outnumber houses in the station-area inventory, so the "Metropark" median is largely a condominium median. Meanwhile actual Iselin single-family listings appear in the $500,000s and above — one recent example at $549,900 for a three-bedroom. A buyer using $385,000 to judge whether an Iselin house is fairly priced is comparing two different products.
And the same platform contradicts itself on pace within its own pages. One states most homes stay 57 days and receive six offers; another, filtered to four-bedrooms, states 49 days and one offer. One more geography failure worth naming, because it is the sixth we have caught. The same platform lists "popular neighborhoods" for Metropark including Piscatawaytown, Menlo Park Terrace, North Edison, Oak Tree — and Staten Island. Staten Island is a New York City borough across a state line and a body of water. Treat the price data as data and the geography as decoration.
Your buyer has probably seen a $385,000 median for your area. It is a condominium number, and your house is not a condominium.

Local names appear in listings — Chain O' Hills, the Oak Tree section, Green Hollow Village for condominiums — but Iselin is a community within Woodbridge Township rather than a separate municipality with formally defined neighbourhoods, and those names are not used consistently.

Purpose-built apartments sit across the street from Metropark at Gill Lane, within walking distance of the Oak Tree Road district, with a 55-plus community also in the township. Renting in a section before buying in it is the cheapest diligence available, and Iselin is one of the few Woodbridge sections where the stock makes that straightforward.
Iselin has three elementary schools, one middle school and one high school within the Woodbridge Township School District. All but one — the Robert Mascenik Elementary School — are reported to serve as magnet schools for students from elsewhere in the district who require English as a Second Language services. That is a structural fact about how the district organises itself, not a judgement about any school, and it means attendance patterns here differ from the township norm. And the honest summary of Iselin. It has the best rail access in the township by a distance, a commercial corridor that draws from outside the area, malls at both ends and highway access in every direction. What it does not have is quiet — this is the busiest, densest, most trafficked section of Woodbridge, and it is getting denser. If you want the commute and the corridor, nothing else here competes. If you want a quiet interior street on a large lot, Colonia is what you are actually looking for, and it costs more for exactly that reason.
Before you accept any Iselin or Metropark price figure, ask one question: how many of those properties were condominiums? In one recent published month the station-area inventory carried fifteen condominiums against nine houses — so the median everybody quotes is mostly a condominium median, while actual Iselin single-family listings run in the $500,000s and above. This is not a small distortion; it is roughly a $150,000 error if you apply the wrong one. It also runs in both directions: a condominium buyer using a single-family median will overpay, and a house seller anchored to the station-area median will underprice by a very wide margin. One question, asked before any number enters your thinking.
