Fords, NJ Housing Stock: What to Expect When You Buy Here

Fords · Woodbridge Township · Middlesex County, NJ

Capes, ranches, brick bungalows, and a two-family layer most buyers never notice — what Fords is actually made of, and what it costs to own it.

The Argument in Brief

Fords is Woodbridge Township's attainable detached-home tier, and the market has quietly tightened underneath it. Sales volume is up, days on market are down, and the price per square foot now runs above that of the township's premium section. The stock is small-footprint and old — mostly single detached homes from an earlier era on tight lots — which means the buying decision here is less about location than about which condition tier you can afford and what the mechanical systems have left in them.

How Fords Was Built

Fords was originally known as Fords Corner, a crossroads settlement in the southern reach of Woodbridge Township, abutting Edison. It is one of the township's ten officially recognized sections — Avenel, Colonia, Fords, Hopelawn, Iselin, Keasbey, Menlo Park Terrace, Port Reading, Sewaren, and Woodbridge Proper — each with its own ZIP code and its own character under a single township government.

The section filled in during the middle of the twentieth century, and its housing stock reflects that window almost entirely: spacious single detached homes from an earlier era, with some larger apartment buildings mixed in. The defining constraint was the lot. Fords was laid out on a tighter street grid than the township's northern sections, which meant the houses built there stayed modest — and, crucially, could not expand the way Colonia's did in the decades that followed.

That constraint is why Fords remained affordable while the township's north end climbed. It is also why, when you tour here, you will find far more original floor plans than you will four miles north. The capes stayed capes. The bungalows got renovated rather than replaced. The section's housing stock has been updated in place, not rebuilt.

The commercial spine runs along New Brunswick Avenue, with restaurants and cafes at street level, and the layout is moderately walkable — a fair number of everyday errands can be done without a car. Fords Park adds 32 acres of green space with walking paths threading through it. For the full township context, our Ten Towns of Woodbridge guide maps how the section fits the whole.

The Fords Housing Types You'll Actually Tour

Four typologies account for most of what comes to market in Fords, and each carries a different set of expectations about layout, renovation cost, and resale.

Type

What to Expect

Watch For

Cape Cod

Often listed as four bedrooms with two of them upstairs under the roofline; frequently a single full bath

Second-floor ceiling height, knee-wall insulation, whether the upstairs is heated off the main system

Ranch

One-floor living, three bedrooms, full basement often finished for recreation or extra rooms

Whether the finished basement was permitted; egress and ceiling height in below-grade rooms

Brick bungalow

Compact footprint, enclosed porches front and rear, detached garage, original hardwood

Whether porch enclosures are heated space or three-season; older electrical panels

Two-family

The section's investor product; several traded in a recent month alongside a condo and a townhouse

Legal two-family status on the certificate, separate utilities, existing tenancies at closing

Average Offers Per Listing

The mix skews heavily detached, but the attached and multi-family layer is real and worth knowing about. In a recent month, alongside the single-family houses on the market, Fords also had a condo, a townhouse, and three multi-family units listed. For a first-time buyer who can't stretch to the detached median, that layer is the door in.

Interior square footage in the section commonly lands between roughly 1,300 and 1,600 feet for the detached stock. Renovated examples with updated kitchens, central air, tankless water heaters, and refinished floors are trading at meaningful premiums to untouched ones — and there is enough of both on the market at any moment to see the spread clearly.

What Fords Homes Cost in 2026

Over the three months ending August 2026, Fords homes sold at a median price of $550,000, up 5.2% against the same period a year earlier. Homes sold after an average of 61 days on market, down from 69 days the prior year, and 42 homes closed in August against 27 in the same month last year.

The listing side reads slightly below that: a median list price near $525,000 at roughly $406 per square foot, with about 50 active listings at last count. Homes have been drawing an average of four offers, which tells you the gap between list and sale is being competed away rather than negotiated down.

One number to reconcile before you shop: trailing value indexes still place Fords in the mid-$400,000s band, while recorded sales are clearing in the mid-$500,000s. Index estimates lag closings, and they lag hardest in sections where the sold mix is shifting toward renovated product. If a portal estimate is anchoring your offer, you are working from a stale number.

On carrying cost, Fords pays the same township rate as every other section — a 12.034% general rate against a 2.234% effective rate, with an average township bill of $9,597 in 2025. That general rate looks alarming until you understand it is applied to decades-old assessments; the township's average assessed value sits at just $79,752. IV

Condition Tiers and Inspection Realities in Fords

In a section where most of the stock predates 1970, condition is the variable that moves price more than street does. Three tiers show up repeatedly.

Tier

What It Looks Like

How It Trades

Turnkey renovated

Updated kitchen and baths, central air, newer roof and windows, refinished or replaced flooring

Fastest movers; multiple offers common; clears above the section median

Well-maintained original

Sound structure and roof, dated kitchen and bath, gas heat, hardwood under carpet

The heart of the market; priced around the median with renovation budgeted by the buyer

Sold as-is

Estate or occupied sales; some listed with no interior access and no inspections permitted

Discounted, but the discount is often smaller than the actual work required

~1,300
Typical Sq Ft, Smaller Detached

The as-is tier deserves particular caution. Listings sold occupied with no interior access are not rare in this section, and buying one means underwriting a house you have not walked using a property record card and an exterior look. That can be a fine trade for an investor with renovation crews on hand. It is a poor trade for a first-time buyer stretching to the purchase price.

On mechanicals, expect to underwrite age rather than failure. In a stock this old, the honest questions are how many years remain on the roof, when the heating system was last replaced, whether the electrical service has been upgraded to modern capacity, and whether any finished basement space was permitted. None of these are deal-killers. All of them are budget lines, and in a market drawing four offers per listing, they are budget lines you want priced before you write, not discovered after.

"The Fords buyers who do well are the ones who decide early which tier they're shopping. Turnkey costs more today and less later. Original costs less today and asks for a contractor and a plan. Both work. What doesn't work is bidding on turnkey with an as-is budget and hoping."

V

The Fords Two-Family and Investor Layer

This is the part of the Fords stock that most buyers scrolling portals never register, because the two-family inventory is thin enough that it disappears into the single-family feed. In one recent month, three multi-family units were on the market in the section alongside the houses. That is not a deep pool, but it is a consistent one, and it does not exist in the township's premium sections at all.

2.234%
Effective Tax Rate
Identical across all ten sections.

What makes the math work here is the combination of an attainable purchase price, a low township tax burden relative to Middlesex County, and rental demand fed by the Turnpike-Parkway crossroads and three township rail stations. What breaks the math is buying a house that is a two-family in practice but not on paper.

Before you contract on anything marketed as a two-family in Fords, verify the legal use on record with the township's construction and code office, confirm whether utilities are separately metered, and establish whether any existing tenancies convey at closing. Woodbridge runs one code office for all ten sections, so the process is the same here as anywhere else in the township — which is an advantage, because it means the answers are in one place.

VI

Buying in Fords: What to Expect

Expect to move quickly. Sixty-one days is the average, but that average includes the as-is and overpriced listings that sit; the renovated product moves considerably faster, and four offers per listing is the working assumption, not the exception.

Expect to pay more per foot than you would in Colonia, and expect that to feel wrong until you see the two side by side — we run that comparison in full in Colonia vs. Fords, and break down the northern section's stock in what to expect from Colonia's housing stock. Fords is not cheap housing. It is smaller housing at a lower total price, in a section where demand for the attainable tier has outpaced what is available.

Expect the school question to require a phone call. The Woodbridge Township School District runs roughly 25 schools serving 13,836 students at an 11.6-to-1 ratio, feeding three high schools — Woodbridge (the Barrons), Colonia (the Patriots), and John F. Kennedy Memorial in Iselin (the Mustangs, ranked #223 in New Jersey by US News). Assignment follows section geography and is set at the district level, so confirm the zone for the specific address with the district's registration office rather than relying on a portal's school panel. Our Woodbridge schools guide maps how the three-high-school system works.

And expect the comps to be wrong if they come from outside the section. Because each Woodbridge section carries its own ZIP, portals treat them as separate cities, and a Colonia comparable applied to a Fords cape can misprice a deal by six figures. Section-correct comps are the whole game in this township.
